Lee House was built in the late 1800s and pre-dates many other buildings in the area. The property is built into a sloping hillside and has a stepped approach. Guest bedrooms are located on the first and second floors: there are no bedrooms or toilet facilities on the ground floor. We endeavour to allocate first floor rooms with en-suite shower rooms to guests with mobility problems and are happy to discuss any special requirements prior to taking bookings.
Whilst we aim to meet the needs of all our guests, the unique construction and location of Lee House means that it is unsuitable for wheelchairs. Period features and location may also make access difficult for those with limited mobility or visual impairments. Guests are asked to note that Seacliffs, Valley View, Walkers’ Rest and Lynton View are located on the second floor and that Seacliffs and Walkers’ Rest have two steps down to their respective en-suite facilities.
Lee House is a no-smoking establishment.

·Lee House is situated on Lee Road, which benefits from short stay parking at the front of the house. We are happy to offer assistance from the kerbside.
·Local shops, restaurants, cafes and churches are a short, mostly level walk away.
·In consideration of our guests who may have allergies, we operate a no pets policy.
·Information can be provided in large print if required. We regret we do not have facilites to prepare documents in braille.
Arrival and Car Parking
·Check-in is between 4pm and 8pm, but earlier check-in may be available by prior arrangement. Guests wishing assistance on arrival are requested to advise us of their anticipated arrival time so that we can be ready to help as required.
·Parking on Lee Road is limited to two hours from Good Friday to 31 October. Blue Badge holders may park on Lee Road for up to three hours. We cannot guarantee that there will be spaces available close to Lee House.
·Vehicular access to our car park is along an unadopted lane. Pedestrian access is via two flights of steep steps between the car park and guest entrance.
Main Entrance and Reception Area
·There is shallow stepped entrance to Lee House, but once inside, flooring is level and carpeted throughout.
·Guests are asked to register on arrival but registration forms can be completed at reception or in the guest lounge to suit our guests.
·We are happy to assist with completion of registration cards.
Guest Lounge and Dining Room
·Guests are welcome to use the lounge at any time.
·The lounge is carpeted, with seating and occasional tables provided.
·Breakfast is served in the dining room.
·We always discuss the menu with guests, but our written menu can be provided in a larger font if required.
·Layout of the dining room is flexible to permit the best use of space for the number of guests in residence at any given time. Although we allow our guests to choose where they sit, we also reserve tables with the easiest access for any guest that will find this helpful.
·We offer a selection of breakfast foods; in general service is a combination of self-service from the breakfast bar and table service, dependant on the items chosen. Full table service can be offered if required or requested.
·We offer an extensive breakfast menu which caters for most special diets; please advise us of any special requirements when booking.
·Bedrooms are located on the first and second floors. Due to the age of the building, staircases may be narrower and steeper than you are used to.
·All bedrooms have en-suite facilities. First floor bedrooms have en-suite shower rooms. Shower enclosures are a small step up from floor level.
·Our bedrooms are spacious and well laid out.
·We are able to offer a selection of bedding and pillows. Guests are requested to advise us of their requirements at the time of booking.
·Guests are welcome to sit out and enjoy our South-facing front garden and patio at all times.
·Due to the hills around Lynton, network coverage for mobile phones can be patchy. O2 and Orange networks provide the best reception.
·We can store medication that needs to be refrigerated on request.
